Mayan Mansion – Guest FAQs

Mayan Mansion is a private 8-bedroom, 10-bathroom luxury villa for groups, in the gated Playacar Phase 2 community of Playa del Carmen, Mexico. These answers use only what we can say today; house-specific details are added as they are confirmed.

Cost and price

How much does it cost to rent Mayan Mansion?

The nightly rate depends on your dates, length of stay and group size, so we quote each stay directly; ask for a quote and you'll get a full price with taxes included. For context, large 7- and 8-bedroom luxury villas in Playacar advertise from about USD 2,300 per night, with beachfront villas starting around USD 3,750 to 3,800 per night.

What does that work out to per person?

For a group of 16 sharing two per bedroom, a villa at USD 2,300 to 3,800 per night is about USD 145 to 240 per person per night. That is often less than a room at a five-star resort, and you get a whole private home.

Are taxes included?

Ask for your quote with taxes shown. Stays in Quintana Roo carry 16% IVA (Mexico's VAT) plus a 6% state lodging tax, so a quote that leaves them out can look about 22% cheaper than what you'll actually pay. We'd rather show you the real number up front.

Why do prices change from week to week?

Demand. Christmas, New Year, Easter and the dry winter months (December to April) are the most requested and most expensive. Late spring and late fall usually cost less, and longer stays can lower the nightly rate.

What can I add on, and does it cost extra?

Yes, extras are priced separately. Common add-ons for group villas in Playa del Carmen are a private chef, grocery pre-stocking, airport transfers from Cancún, and tours. Tell us what you'd like and we'll include it in your quote.

Problems and honest drawbacks

Is Mayan Mansion on the beach?

No. Playacar Phase 2 is the golf side of Playacar; the beachfront homes are in Phase 1. From Phase 2 the beach is a short drive or bike ride, and walkable from some streets. Because of the amount of sargassum the last few years, and it showing up at all times, the owners found what they considered the best lot in Playacar off the beach to build the Villa. Too many vacations have been ruined by the sargassum, but none will be at Mayan Mansion.

What about sargassum (seaweed)?

It's real, and we won't hide it. Sargassum usually arrives on Riviera Maya beaches from about April to October, with the worst months typically May through July. 2026 was a record year, with Playa del Carmen among the hardest-hit beaches. Arrivals usually fade from November through the winter. Because Mayan Mansion isn't on the beach, the seaweed doesn't reach the house or its pool, and on bad beach days cenotes and the pool are great alternatives.

What about hurricane season?

The Atlantic hurricane season runs from June 1 to November 30. Most weeks pass with no storm, and if one does come, Mayan Mansion is ready. The house is fully protected by a Category 5-level hurricane protection system from Hurricane Solution, the Caribbean's leading hurricane protection company, so you are safe inside the house. Storms can still disrupt flights, so if you book in this period, travel insurance that covers weather cancellations is wise; ask us about our policy for storm warnings before you pay.

Is the area safe?

Playacar is a gated community with guards at the entrance around the clock. Visitors are registered with Playacar security and wear a wristband during their stay, which is part of what keeps the neighborhood quiet.

Can we throw a party or hold a wedding at the house?

Ask us first. Playacar is a residential community with neighborhood rules, so events and amplified music need approval before you book. We'll tell you plainly what's allowed.

Is it right for small children, older guests or anyone with limited mobility?

Every large villa has stairs, pools and layouts that suit some groups better than others. Tell us who's coming and we'll describe the bedrooms, stairs and pool area honestly, so there are no surprises.

Comparisons

Is a villa cheaper than booking hotel rooms for a group?

For 12 to 16 people, often yes. You pay one rate for the whole house instead of eight rooms, and you get a private pool, a kitchen and living spaces where everyone can be together. Hotels win if you want restaurants, bars and a beach on site with no planning.

Villa or all-inclusive resort?

An all-inclusive suits groups that want food, drinks and entertainment handled. A villa suits groups that want privacy, their own schedule and time together in one place. Adding a private chef gets you much of the all-inclusive ease without sharing the pool with hundreds of strangers.

Playacar Phase 1 or Phase 2: what's the difference?

Both are inside the same gated, guarded community just south of downtown Playa del Carmen. Phase 1 is the beachfront side, with villas by the sea close to downtown. Phase 2 is built around the golf course, with more space, quieter residential streets and golf on your doorstep. Mayan Mansion is in Phase 2.

Playacar or downtown Playa del Carmen?

Downtown puts you on top of Quinta Avenida's restaurants and nightlife, along with the noise. Playacar is gated and calm, yet still close enough to reach Quinta Avenida in minutes.

Playa del Carmen or Tulum for a group villa?

Playa del Carmen is roughly 45 minutes to an hour from Cancún International Airport, closer than Tulum. It has more restaurants, shops and services nearby, and it puts Cozumel, cenotes, parks and Tulum's ruins within day-trip reach. Tulum is more boho and spread out, and its beaches were among the hardest hit by sargassum in 2026.

Why book direct instead of through Airbnb or Vrbo?

Booking direct means you deal with the people who know the house, get answers fast, and can plan chefs, transfers and tours in one conversation, with no booking-platform service fee added on.

Who Mayan Mansion is (and isn't) for

Who is it a great fit for?

Family reunions, multi-generation trips, milestone birthdays, wedding parties staying together, golf groups and small company retreats: groups that want to share one private home.

Who is it not a good fit for?

Couples or small groups (the house is priced for a full group), guests who want to step straight onto the sand, and anyone looking for nightlife at the front door. We'd rather tell you now than disappoint you later.

Where can I read reviews?

Guest reviews will be published here as they come in, the good and the not-so-good. Until then, ask us anything; we'll answer straight.

Best-of

What is the best time of year to rent a villa in Playa del Carmen?

December to April is the driest, sunniest and most popular season, with the highest prices. November is a sweet spot: the rains ease, sargassum is usually fading, and it's before the holiday rush. Summer is hot, humid and the best value, but it is peak sargassum time and part of hurricane season.

What are the best things to do near Playacar?

Golf at the Playacar course, right in Phase 2; Quinta Avenida for dining and shopping; the ferry to Cozumel for snorkeling and diving; swimming in nearby cenotes; the eco-parks of Xcaret and Xel-Há; and day trips to the Tulum and Cobá ruins.

What's the best way to plan a group villa trip?

Book 6 to 12 months ahead for holiday weeks, agree on the budget and who sleeps where early, and decide on a private chef or self-catering before you arrive. Arrange airport transfers in advance; vans for big groups book up.
